Walk into the building at 5830 El Camino Real this fall and you won't find a single cubicle left. A few months ago the space was, in the words of one of the men who leased it, "just all cubicles, a warehouse of cubicles." Half of it used to belong to Upper Deck, the trading card company, before Upper Deck moved a few doors down. Now the 31-foot ceiling and the open floor plan that once held rows of desks hold ten pickleball courts instead.
That building is The Picklr, and it opened in late August 2026 as part of a national franchise built in Kaysville, Utah, founded in 2021 with plans for more than 500 locations across the country. Two miles away in the same business-industrial stretch off Palomar Airport Road, a second club opened within weeks of it. Two operators, working from entirely different playbooks, picked the same six-week window and the same overlooked corridor of Carlsbad to bet on the same sport. Neither club is within walking distance of the beach, and neither one is anywhere near State Street. That's the part worth understanding if you already live here.
The Picklr's Carlsbad location is a 36,300-square-foot buildout, locally owned by Neil Capin and Chris Foote, who leased the free-span building in the Carlsbad Corporate Center and gutted it. Ten courts, including one championship-sized court, run alongside a pro shop, private event space, locker rooms with showers, and a second-floor lounge that eats up 2,500 square feet on its own. There's also a 1,600-square-foot gym, an addition Foote pushed for based on his other job running the Coronado Fitness Club, built around the idea that players need somewhere to stretch and warm up before they hurt something.
Capin, who came to the sport after his wife struggled with tennis and picked up pickleball instead, told the San Diego Business Journal that the location wasn't an accident: "It's a great area, where there's a lot of quality players and a lot of interest in the sport." The build crew installed a sound-dampening ceiling, painted the interior in the franchise's black, blue, and white palette, and is running the club daily from 6 a.m. to midnight, hours that solve a problem outdoor courts can't: heat during the day, darkness at night, and no ceiling to control either one.
The second club, Pickleball Republic Carlsbad South, sits at 2045 Corte Del Nogal, near the intersection of Palomar Airport Road and El Camino Real. It quietly soft-launched around February 2026 and held its official grand opening on August 22, an event big enough to draw members of the U.S. National Pickleball Team for exhibition matches and more than 20 vendors. The facility carries ten indoor courts plus two outdoor ones, open seven days a week.
Unlike The Picklr's national rollout, this club grew out of something local. Co-founders Shawn and Rufina Walker started the grassroots Pickleball Club of Carlsbad back in 2020, the kind of group that plays wherever there's a free court, and along the way they built a friendship with fellow players Andy and Tiffany Slipka that eventually turned into a business partnership. Walker's pitch for the new space wasn't really about the courts. As he put it, the goal was a kind of third place, somewhere people linger rather than just play and leave.
"There's chairs everywhere, there's tables everywhere, there's couches. This is really a place you hang out."
That philosophy shows up most clearly in Mahjong Republic, a dedicated game and social room built into the same building, reachable through the main lobby rather than the garage entrance the pickleball side uses. It's an odd pairing on paper, mahjong tiles next to paddle sports, but it fits a club that's positioning itself as a hangout first and a court-rental business second.
Carlsbad's downtown has spent the past year absorbing a wave of new restaurants along State Street, from Nómada to Verise to a reopened Tip Top Meats, all competing for the same walkable blocks between Grand Avenue and Carlsbad Village Drive. Pickleball never had a shot at that real estate, and not because nobody wanted it there. A ten-court facility needs a contiguous floor plate, a ceiling tall enough to clear an overhead lob, and enough parking for members who are driving in from Oceanside, Vista, and inland Carlsbad rather than walking over from a nearby block. The Village's storefronts, built for foot traffic and small footprints, can't offer any of that. The business park along El Camino Real and Corte Del Nogal can, because it was built for warehouses and office tenants who needed exactly the same things: open span, tall ceilings, a parking lot.
That's the quieter story behind both openings. The corridor that used to hold Upper Deck's card-packing operations and rows of anonymous office suites is turning into the place where adults in Carlsbad spend their evenings, not because anyone planned it that way, but because the buildings happened to fit.
Before this year, pickleball players in Carlsbad were working with what the city already had: outdoor courts at Pine Park, at the Carlsbad Senior Center, and on Ocean Street, all open to the sky and subject to whatever the day threw at them. Good in October, brutal in August, unusable after dark unless a court happened to have lights. Foote's stated goal for The Picklr was blunt about that gap: giving players a way to book a court at 9 p.m. without frying under the sun at 2.
The audience showing up for both clubs skews wider than the sport's reputation suggests. Capin has described members well into their 80s rediscovering a level of activity they thought they'd left behind, a detail that tracks with a sport built around shorter courts, lighter paddles, and a much gentler learning curve than tennis. Andy Slipka, who came into pickleball through his friendship with the Walkers, described the usual hesitation newcomers feel walking into a court full of strangers who already know what they're doing. Both new clubs are betting that indoor space, structured lessons, and a place to sit before and after the game make that first walk-in easier.
